Happy New Year! Welcome to the 2024 GCH Annual Index–an in-depth look at all of 2024’s activity on the Golf Course Home Network. To see all the sections, click on the headlines listed above and it will jump you to the desired section.
Initiated in 2011, this year marks the 13th consecutive edition. A labor of love, this year’s compilation is the largest one we’ve done yet, and we are excited to present it to you.

The Year: A Growing Market, with Headwinds
Riverton Pointe, SC: Many new homes to choose from.
Purchasing real estate in 2024 continued to be a challenge for purchasers who depended on obtaining a mortgage. The number of cash buyers rose as Boomers sold their primary homes for increasingly higher prices.
The highly anticipated drop in the Fed rate took place–a total of a full point–but those moves haven’t translated into lower mortgage rates.
Quite the contrary, as rates resumed their climb in September after the first rate cut.

Some rate watchers have predicted higher mortgage rates in 2025. Low inventories continue to be a concern as well. Thus, your investigations on Golf Course Home will need to be thorough and carefully reviewed
One thing we suggest is to keep an eye out for golf communities where inventories are growing and new homes are being built. Heritage Shores, DE, Riverton Pointe, SC, and Lake Arrowhead, GA, all have robust builder activity. And condos and townhouses are consistently the most affordable.
Luxury Homes Come to the Fore

The desire for luxury homes (over $800,000) continues to rise as cash-flush Boomers seek their retirement homes, and thus, you will see more luxury homes featured in our 3x/week e-newsletters and on GolfCourseHome.com in 2025.

Golf Grows Again
Indian River Colony Club, FL: Golfers play for a Cure.
The good news for the game of golf is that the sport continues to grow. According to the National Golf Foundation, the number of on-course golfers has increased for six straight years.
The NGF now says that more than 26 million people play golf either on-course or both on- and off-course. Add in another 18 million who play only off-course and you have a total of 45 million Americans who pick up the sticks and play.
Since 2018, on-course golfers have been getting younger (average age down to 43 from 46) and an additional 1.3 million females have hit the links for the first time.
Course Closures Shrink, New Courses Arrive

In another positive note, the NGF noted that golf course closures came in last year at their lowest figure in nearly 20 years.
The flip side of the closures was new course openings–the U.S. celebrated 34 new golf course openings in 2023, the highest number in over a decade.
The NGF also follows new courses under construction and in the planning stages. As of the end of 2023, the NGF was tracking 69 new courses under construction and 47 in the planning stages. More golfers, new places to play—that’s a great outlook for the coming year.
Golf’s increasing participation, active social media presence, and growing off-course activity have all had a hand in helping Golf Course Home easily blowing past last year’s visitor numbers and total visitor inquiries.

A Focus on Retirement
Colonial Heritage, VA: A 55+ community, prime for retirees.
In 2024, more than 11,000 people turned 65 every day of the year–more than 4.10 million, and that trend is expected to continue into 2027. By 2030 the number of people over 65 in the U.S. will have climbed to more than 74 million.
Many of these about-to-be-retirees want to buy in a golf community even though they haven’t picked up the game yet. Our research shows that these potential buyers see buying into a golf community a vibrant opportunity to pick up the game.
Our 2024 stats show that the No. 1 reason someone visits GolfCourseHome.com is to find a home for their retirement.

The Year’s Most-Visited Communities
Burlingame Country Club, NC‘s first year has been a good one.
The Top 10 Most Visited Communities for the year earned their spots by consistently ranking high all year long.
The list features three new-elite-level entries of which Riverton Pointe, SC and Burlingame Country Club, NC, were new to the GCH Network in 2024.
Two communities–The Club at Quail Ridge, FL, and Moss Creek, SC–made strong moves into the Top 5 from their second-5 finish in 2023.
In all, 26 different communities enjoyed at least one stint ranked amongst a month’s favored 10, and four different communities topped at least one month as the most-visited community. See the complete list, below.

Honorable Mentions: These communities were also strong performers, landing just outside the Top 10, earning a well-deserved Honorable Mention: Woodside, Aiken, SC; Heritage Shores, Bridgeville, DE, and Farm Neck Golf Club, Oak Bluffs, MA.
Water View Home: Top 5 Communities
Seventeen communities made at least one appearance in the Top 5 on WaterViewHome.net in 2024.
Treasure Lake led the way with seven months being the most viewed community on the site which features communities with ocean, lake, river and pond views.
Newcomers Riverton Pointe, SC, and Governors Land, VA ended the year ranked No. 3 and No. 4 respectively. See the list below.

The Community of the Year
A world-class spa helps make Harbour Ridge, FL, No. 1.
Harbour Ridge Yacht & Country Club, Palm, City, FL, was once again the most-visited community for the year, claiming the top position in nine months out of 12 and was a Top 5 member or better throughout the year.
Riverton Pointe, Hardeeville, SC, made its first full year on GCH a good one with a strong Top 5 showing.
Other communities that claimed a monthly first-place ranking were Burlingame, Sapphire, NC, which excelled in its inaugural year on the GCH Network, and Moss Creek, Hilton Head Island, SC. See the full ranking list below.

Most-Wanted AMENITIES
Quail Ridge, FL‘s expansive tennis and pickleball center.
Retirement communities and guarded gates remained the top two priorities for buyers searching for a community in 2024.
Overall, there were significant changes in preferences as fitness activities took a jump higher with fitness center, tennis, camps/children’s activities and walking trails all appearing in the Top 10 list after being knocked off last year.
Water activities remained important with lake, marina and boating all a Top 10-desired amenity.
Out of the Top 10 in 2024 were rentals, equestrian facilities and olympic-size pool.
One wrinkle the editors didn’t expect was to have pickleball nowhere near the most-desired amenities list.
While it may be the fastest growing sport in the U.S., buyers weren’t searching for it. It may just be that pickleball, like swimming pools, are now simply expected to be part of the amenity line-up.

Top 5 Lifestyle Locations
Waterfront living is still a special dream for visitors to Golf Course Home as the search for oceanfront communities repeated again as the No. 1 lifestyle/location choice.
Military communities, such as Indian River Colony Club in Melbourne, FL, continued to be a top choice as well.

The Most Searched-for States
Ford’s Colony, VA: 54 holes helped Virginia climb the rankings.
Florida continues to be the No. 1 most-searched-for state for Golf Course Home visitors.
However, the rankings moved around a bit after that. North Carolina, which added the popular Burlingame Country Club this year, jumped up three spaces to No. 2.
Virginia, which added several communities to its roster in 2024, climbed to No. 6, and Delaware moved up one spot. See the complete list below.

The Most Popular Homes
The 2024 Most Viewed Home is in Savannah Lakes Village, SC.
There’s no denying it, the cost of a golf course home is going up. Last year the most popular homes featured in our Golf Homes section ranged in price from $285,000 to $575,000.
This year the top range climbed to $695,000. The average price was $476,000.
In addition, to keep up with the rising tide of prices, we have added a new Luxury Homes & Land section to our 3/week e-newsletter for homes priced from $800,000 to $2 million+. This price level is growing as the homes that people sell to acquire a golf home is climbing in price, too.
